HanoverStreet’s Acquisitions and Advisory team directly support our client’s in the acquisition of commercial real estate-related debt and CRE asset originations. The team was originally established to pursue opportunities presented by the market dislocation in the U.S. commercial real estate capital markets and has successfully advised on or assisted in underwriting CRE investments exceeding $5 billion. We deliver a unique perspective on loan portfolios by drawing from deep experience in property valuation, loan servicing, asset management/workouts and dispositions, supported by a keen awareness of the dynamics at play in the capital markets.

The Acquisitions and Advisory practice aims to provide accurate collateral valuations, acquisition and disposition market insights and transaction advisory services. We pursue commercial real estate-related debt, including commercial mortgage loans (performing, sub-performing or non-performing), mezzanine loans, B-notes, bridge loans and acquisition and development loans secured by all CRE asset classes. The team assists and leads in the underwriting, pricing, negotiation and structuring of debt investments, including non-performing, sub-performing mortgage loans, B-notes, mezzanine loans and preferred equity investments and maintain relationships with loan sellers, loan sale advisors, real estate borrowers, brokers and institutional lenders. Our thorough approach includes the review and analysis of loan agreements, leases, security documents, intercreditor/participation agreements and other relevant transaction documents.

Through our robust process, which involves obtaining and analyzing market data, performing site inspections, analyzing historical operating information, reviewing borrower credit information; and using complex financial models, such as cash flow pro-formas, sensitivity analyses and return analyses, identify investment strengths and weaknesses and structure transactions to provide attractive risk-adjusted returns. Using proprietary underwriting models and first-hand knowledge of all major markets, we efficiently review and underwrite potential secondary market acquisitions. Our track record of success provides access to virtually all debt offerings through a network of bank, broker and other financial market participants.
